The Internal Revenue Service allows you to claim tax deductions and credits for various expenses like mortgage interest, property taxes, and mortgage insurance. This will help you see whether standard deductions or itemized deductions will save you the most money. For 2021 at least, if you’re a homeowner who earns an adjusted gross income up to $100,000 (or up to $50,000 if you’re married filing separately) you can claim your entire PMI payments as a tax deduction. If your AGI is between $100,000 and $109,000 (or up to $54,500 if you’re married filing separately) you can still claim the deduction, but at a reduced amount.
To claim this credit, you must apply to your local or state government to obtain the certificate. You may be able to deduct a portion of the costs, such as part of your insurance, any repair costs, and general depreciation. So now, you can take the deduction if you want to add another room to your home or to refit your kitchen.

If you’ve owned and lived in the home for at least two of the five years before the sale, you won’t pay taxes on the first $250,000 of profit (i.e., capital gain). The number doubles to $500,000 if you’re married filing jointly. However, at least one spouse must meet the ownership requirement, and both spouses must meet the residency requirement (i.e., lived in the home for two out of the previous five years). The interest deduction is a great way to reduce your tax liability and save money come tax season. However, it's important to keep in mind that you can only deduct the interest on your new mortgage if you itemize your deductions. When we add up the deductions above, they come out to a grand total of $18,296.59 in tax write-offs. While that’s a large chunk of change, it’s still less than the standard deduction of $24,400 for married people filing jointly. For that reason, our hypothetical homeowner would still take the standard deduction. Because our hypothetical homeowner makes the median income in their area, they may qualify for an MCM. With a $177,660 mortgage x 4.5% interest rate x an MCC percentage of 20%, our homeowners could claim $1,598.94 in credit on their tax return. Because our hypothetical homeowner makes less than $100,000 per year as a married couple and put down less than 20% on their home, they qualify for this tax deduction.

As you can see, there are a lot of ways to reduce your tax bill when you buy or own property. The first 3 perks are for homebuyers specifically, the rest are for homeowners. Read them all or skip to the ones that catch your eye. If nothing else, you’ll be able to claim mortgage interest as a tax deduction if you itemize. Before we dive into the kinds of tax breaks that are available, it’s important to understand how standard deductions work.

Additionally, the total amount of state and local income, sales, and property taxes you can write off is limited to $10,000 ($5,000 if you're married but filing a separate return). Homeowners are particularly hard-hit by this in states with high income, sales, or property taxes. Depending on your income and when you bought your home, you might be able to deduct your PMI payments. The interest rate discount is also available for owners of one or two homes, multiple mortgages, and those who have lines of credit or home equity loans. Only the primary borrower – or primary borrower and related spouse – can claim the deduction.
For example, a homeowner could deduct interest from a home equity loan and then use it to pay for a college education or to pay down credit card debt. The ‘Points’ system is a fee charged by mortgage lenders. Unfortunately, most home loans have between one and three points, which inevitably leads to thousands of extra dollars you must find from somewhere.
